How does title insurance protect you!

Yesterday, I attended a classing on title insurance and escrow from United Title Services. The class got way off topic and really only talked about the insurance side. I was truly surprised at its benefits. Often times we have clients that ask what title insurance cover. I personally thought it only covered incidents that happened in the past, not true. Title insurance covers the policy holders for the life of the home. Beginning from the time the army core of engineers started surveying the country, to the time the house no longer is livable.

Here are some of the key benefits you should know when buying title insurance.

·         Title insurance covers from loss resulting in defects of title i.e. chain of title (past owners) and liens

·         Undetected items in the title report including: forged documents, federal real estate liens, gift tax liens, errors in tax records, deeds by minors, and deeds of persons apparently single but actually married

·         It also covers things like remodeled done without permits, property line issues, and other related real items pertaining to the property

Title insurance is a onetime cost that covers the policy holder before and after the home is purchased. Title insurance covers the past, present and future issues which would affect the sale or possession of the real property. The real question is why wouldn’t you buy title insurance? It protects the buyer from possibly having to pay a past owners tax lien, it protects the current owner from a remodel that is against building code, and most importantly it protects you against future owner filing a law suit against you for something you were unaware of.
