Eight steps to selling your home 

Step 1: 

Define your needs. Write down all the reasons for selling your home. Ask yourself, "Why do I want to sell and what do I expect to accomplish with the sale?" For example, a growing family may prompt your need for a larger home, or a job opportunity in another city may necessitate a move. For your goals, write down if you'd like to sell your house within a certain time frame or make a particular profit margin.
 
Get in contact with a local real estate agent and let him or her know of your needs and intentions. The more your Realtor knows the better s/he can help you with the transition. 
 
Get a firm understanding of where you are planning on going after the home sales. Are you planning on purchasing a new home, or renting? If you are going to buy a new home, are you able to buy before you sale, or do you need the proceeds of the sale to buy? If you need to sale first where will you stay, for the few days to few weeks between home ownership? Ask yourself the same questions if you planning on renting. The more questions you asked yourself before putting the sign in the yard, the more piece of mind you will have when then questions or situations arise.

Then start comprising a list of the things that are most important in your new living situation. The first thing on the list should be “must haves” like a smaller payment, 4 bedrooms, close to work/school, an office, hair salon, a nursery next to the master bedroom. Then start a want list “I want” a jetted tub, walk in closets, French doors, hardwood floors. Followed by “would be nice to have” swing set already installed, dog door, wet bar etc. Knowing the needs and wants will allow you to simply the home search process, by eliminating homes that don’t fit your needs or wants.   

At this point in the process it is really important to talk with you Realtor, if you plan on buying, getting in contact with a mortgage lender. Then have your real estate agent start working with a title agency to start the process of a preliminary title report. It better to alleviate the hiccups before you put your home on the market then have to scramble after you home is under contract or when you have completely moved out.
